My Costa Mesa based client, an established building contractor and developer company, is seeking a detail-oriented, punctual and dedicated Associate Project Manager to hire as soon as possible. This could turn into a hireable position for the right candidate.
Must be available Monday through Friday from 8: 30 A.M. To 5: 00 p.M
In this role you will work closely with and provide support to more experienced project managers on a variety of projects and/or will manage some smaller and less complex projects on your own.
On individual projects, you will act as the main coordinator and project liaison to the client, architect, engineer, sub-contractor, building manager throughout each project. You must maintain document control, manage databases and coordinates and track project activities and communications to ensure project goals are accomplished within the prescribed time-frame and budget parameters.
Assist with financials for each project, including obtaining approvals for initial and final budgets, release of purchase orders, tracking of existing and expected commitments, and timely approval of invoices
Support the documentation of value engineering efforts and solutions to reduce spending or improve schedule, process, or final product, without an increase in cost
Assist with status reports for management, client, project personnel and/or others and modify schedules or plans as required
Maintain a filing system that documents all project activities
Control project OAC (Owner Architect Contractor) meetings, site visits, punch-list walk-throughs for construction or furniture, meeting vendors to provide access and oversight
General knowledge of construction trades (concrete, drywall, roofing, etc.)
Fully competent with Microsoft Office software programs.
Demonstrate ability to solicit bids and talk intelligently with a variety of sub-contractors.
Candidate will support in developing preliminary estimated costs for new sites being considered for development, including all expected costs for building on-site and off-site improvements.
Coordinates with the architect and MEP engineers to ensure that the building plans are correct and modified to meet local requirements prior to submission for building permit or distribution to sub-contractors for bidding a specific job.
Reviews and analyzes construction estimates for conformance to approved organizational budgets.
Reviews all construction invoices, guarantees their accuracy, and maintains on-going
Project Budget Summary showing costs to date versus approved budget.
